Regularisation of illegal constructions and uses

ARSIS undertakes the regularisation of illegal structures or constructions or illegal changes in uses in accordance with Hellenic Law 4178/2013 on “Tackling Illegal Building Works – Environmental Balance and other provisions”.

The procedure that ARSIS follows to regularise illegal structures or constructions or illegal changes in uses, per case, is as follows:

  1. An on-site inspection of the property is conducted and the actual situation is compared to the approved plans of the town planning service, provided such plans are available.
  2. The owner is notified of the cost of legalising the illegal constructions and uses and the manner of payment is selected.
  3. A deposit bond is issued for the purpose of including the illegal constructions and uses under the law.
  4. With the payment of the deposit bond, an accurate and detailed measurement of the property is carried out and new plans are developed that depict the actual situation.
  5. The cost of legalisation is settled based on the manner of payment that has been selected.
  6. A notice of completion of the procedure and confirmation of the legalisation is issued.

 

The above procedure can be simplified even further with the electronic submission and regularisation of the illegal constructions or uses, in other words without the involvement of town planning services and by circumventing the lengthy bureaucratic procedure.

Manner of payment of the cost of regularisation:

  • Lump-sum amount with a 20% discount on the cost of regularisation.
  • A 10% discount on the total cost of regularisation with an advance payment of 30% of the total cost and payment of the balance in instalments.
  • Monthly or quarterly instalments without a discount and with a minimum instalment payment of €50.
